Tukwila Permit Center  

The Permit Center coordinates the review of various permits, including building and mechanical permits. At the Permit Center, you will find staff available from the Building Division, Planning Division and Public Works Department to assist you with your development proposal and questions that you may have. No appointment is necessary.

**NOTICE**

A City of Tukwila Business License is required for all businesses operating in Tukwila. A business license is also required for all contractors conducting business in Tukwila. For more information, please see our Business License page, or contact the Tukwila Finance Department at licensing@tukwilawa.gov.


Permit Center Hours

The Permit Center hours are 7:30 a.m. - 5:00 p.m., Monday thru Friday, excluding holidays. All building, mechanical, plumbing/gas piping and electrical permits will be accepted and/or issued between the hours of 7:30 a.m. and 4:30 p.m. Public Works Permits and Land Use Permits will also be accepted during this time.

How Do I Know If I Need A Permit?

If you plan to change any physical element, such as the land, a tree or a building, you will need to contact the Permit Center Staff (206 431-3670). Below you can also see the various types of permit issued by the City of Tukwila.

Addition/Alteration of Existing Buildings Permit Technician
Any addition to or alteration of an existing building will require the necessary permits from the City of Tukwila.
Building Relocation Permit Technician
Relocating a building into the city or within the city limits of Tukwila. Reference Customer Assistance Bulletin A1.
Decks Permit Technician
Any deck over 30 inches in height measured from grade to the platform of the deck and/or any deck with a roof structure over it.
Demolition Permit Technician
Removal of any structure in its entirety.
Electrical Permit Technician
Any addition or altering to an existing electrical component will require the necessary permits from the City of Tukwila.
Emergency Repair and Replace Permit Technician
This will be determined by the Building Division.
Fences Permit Technician

Hauling Public Works

Conducting a business at your home.
Land Altering Public Works
50 cubic yards moved or 6,000 square feet of vegetation cleared or any altering adjacent to or in a wetland, stream or hillside.  Reference Customer Assistance Bulletin A1.
Mechanical Permit Technician
Installation of new equipment or change out and any changes to existing duct work or appliances.
New Construction Permit Technician
All new building being constructed will require the necessary permits from the City of Tukwila.
Plumbing/Gas Piping Permit Technician
Plumbing and Gas Piping work will require the necessary permits from the City of Tukwila.
Re-Roof Permit Technician
  • Commercial = all structures
  • Residential = if the roof structure is being repaired or replaced; such as the plywood sheathing
Retaining Walls Permit Technician
Retaining walls over 4-feet high (measured from bottom of footing to the top of wall), retaining walls over 30" that support a surcharge or retaining walls that impound Class I, II or III-A liquids, require a building permit.
Signs Planning Division Staff
Permanent and temporary business signs. Real estate signs, holiday decorations, garage sale and political signs are exempt but are not allowed in the City right-of-way.
Trees/Vegetation Urban Environmentalist/Planner
Removal of vegetation in an environmentally sensitive area, including the shoreline; or modification of an approved landscape plan.
Utilities Public Works
The City of Tukwila's water and sewer utilities do not serve all property within the city limits. Contact the Public Works Department to determine the utility company serving your property.

What Information Should I Have To Start?

There are different types of permits and different types of information needed for each type of project. However, the following information is needed for all types of projects. Having this information available in advance will be helpful in the process and assist us in answering your questions.

  • Address and/or parcel number of the subject property;
  • Contact person name, address and phone number
  • Description of proposed work to be completed
  • Property owner name, address and phone number
  • contractor name, address and phone number
  • Copy of current Washington State Contractor's registration Card issued by the Washington State Department of Labor and Industries - https://fortress.wa.gov/lni/bbip/
  • Architect and/or engineer names, addresses and phone numbers
  • Estimated valuation of the work to be completed or contract dollar amount.
   

What Codes Does The Building Department Use?

The City of Tukwila is required by the State Building Code Act, 19.27 RCW, to enforce the Washington State Building Code, which includes the International Building Code, International Residential Code, International Mechanical Code, International Fire Code, Uniform Plumbing Code and each of the related standards and State amendments.

What Is The Cost Of A Building Permit?

Contact the Permit Center staff for a fee estimate at 206 431-3670. Please have the following information available for the Permit Technician.

New or addition to residential structures

  • Square footage of the new structure - broken down by floor.
  • Square footage of garage and/or carport
  • Square footage of all deck areas that are 30" or higher above grade or covered.

New or addition to commercial structures

  • Square footage of the new structure - broken down by floor.
  • Type of construction per the International Building Code.
  • Occupancy of the structure per the International Building Code.

Interior Remodel - residential or commercial

  • Estimated valuation of the construction or the contract dollar amount.

What Other Fees May Be Associated With A Building Permit?

Prior to applying for a building permit, there may be land use or design approvals that must be obtained. These applications and fees are listed on Planning Publications, Applications and Fees.

In conjunction with most new construction or major remodel is site work or utility modifications that typically requires Public Works Department permits and associated fees.

   

What Is A Pre-Application Meeting And Should I Consider Scheduling This Meeting For My Project?

A pre-application meeting is for you and the City staff to preliminarily review your project prior to submitting permit applications. This helps you to learn about and discuss our regulations and plan submittal requirements, to provide early discussion of any major issues, and to facilitate the plan review process. A pre-application meeting is not required. However, if one or more of the following applies to your project you may want to consider scheduling this meeting with City staff. A representative from Building, Fire, Planning and Public Works will be present.
