Tukwila South Project  

Background Information

The Tukwila City Council approved the Tukwila South Project Development Agreement between the City and La Pianta, LLC at its Special Meeting on June 9, 2009. It was a unanimous 7-0 vote. Mr. Segale, La Pianta representative, and the Mayor signed the Development Agreement on June 10, 2009.

Tukwila South encompasses the annexation of approximately 259 acres and sets the stage for the future development of 512 acres of land, five minutes from SeaTac International Airport and adjacent to I-5. The boundaries are approximately S 180th Street on the north, the Green River on the east, S 204th Street on the south, and Orillia Road/I-5 on the west.

The project is estimated to provide 25,000 new jobs, add 10 million square feet of occupied space and join the University of Washington, Microsoft and Boeing Everett as the Puget Sound region's fourth major "non-Central Business District" employment center. Mayor Jim Haggerton said "Given the recent economic downturn experienced by our region, this development is of even more vital interest than previously imagined in generating revenues for the City, King County and State of Washington."

The City Council analyzed the Development Agreement and associated land use actions over several months. The Council found that financial and other risks to the City had been addressed. Council President Joan Hernandez thanked the Council for its hard work and said "we are well on our way to making this important regional project a reality."

The Development Agreement is the set of mutually negotiated set of rules for development of the Tukwila South Project property; development agreements are authorized under RCW 36.70B.170 through .210.
