Middle Housing
On June 23, 2025, the City Council approved new rules that allow more middle housing in Tukwila. These homes—such as duplexes, townhomes, cottage housing, and courtyard apartments—are now allowed in most residential neighborhoods.
Middle housing fills the gap between single-family houses and large apartment buildings. They are similar in size and scale to single-family homes but create more housing choices for the community.
These updates help address rising housing costs and limited supply. Nearly half of Tukwila renters and a quarter of homeowners are considered cost-burdened (spending more than 30% of income on housing). By encouraging middle housing, Tukwila is adding options for residents, supporting local businesses, and building walkable neighborhoods.
